The project called for the adaptive re-use of the Beaux-Arts styled building as a full service hotel, including new lobby, restaurant, bar and kitchen with 91 guestrooms. Services included photographic and as-built documentation of the building elevations, plans and structural framing, as well as an investigative analysis of the building envelope. ERN Architects prepared applications for Federal, Historic Tax Credits and obtained approval for the building’s listing on the National Register. We also represented the Owner in public hearings with the City of San Antonio for local tax abatements and design approval. The building is eight stories plus a basement and is approximately 58,000 square feet. Many interior partitions and finishes including terrazzo flooring, quarter sawn oak doors, oak moldings and decorative plaster ceilings were preserved while satisfying the Owners program for a luxury hotel.
