Pre-Design Services:
  1. Existing facilities surveys, including building envelope evaluation and as-built documentation.
  2. Code research and confirmation and establishing dialogue with approval agencies.
  3. Programming and space schematics. Assistance in site selection and preliminary site studies and designs.
Conceptual and Schematic Design:
  1. Historical research for buildings and surrounding context.
  2. Design for the adaptive re-use of historic buildings and context-sensitive design for new facilities.
  3. Design documentation for public hearings and Developer support for interaction with public agencies & neighborhood
    • associations.
  4. Zoning Variance processing services.
  5. Assistance in establishing preliminary budget estimates.
  6. Preparation of Part 1 of the National Park Service’s Application for Historic Tax Credits.
Design Development:
  1. Coordination with Owner in selecting finishes.
  2. Coordination with Owner in selecting and designing MEP systems.
  3. Coordination with Owner in selecting and designing structural systems.
  4. Final material selection and final building systems selection.
  5. Preparation of Part 2 of the National Park Service’s Application for Historic Tax Credits.
Construction Documentation:
  1. Coordination with Civil design.
  2. Architectural design documentation.
  3. Structural design and documentation.
  4. Mechanical design and documentation.
  5. Specifications.
  6. ADA project registration and ComCheck documentation.
  7. Preparation of Amendments to Part 2 of the National Park Service’s Application for Historic Tax Credits.
Bidding & Negotiation Services:
  1. Bidding documents.
  2. Bid evaluation.
  3. Addenda preparation.
  4. Analysis of alternates and substitutions.
Construction Administration Services:
  1. Complete AIA Contract required Construction Administration Services. 
  2. Construction observation, Contractor Pay Application review and submittal review.
  3. Proposal requests and change order processing.
  4. Completion of Part 3 of the National Park Service’s Application for Historic Tax Credits.
